Manage everything — without an IT department

More technology, more obligations, the same staff.

PV, heat pumps, tenant electricity, shared building supply: technology and operation are becoming more complex. At the same time regulatory requirements and the demand for climate-friendly, affordable energy keep rising. Get an overview of your technology and ensure the most efficient use of gas, district heating, solar power and everything else.

What is holding you back today?

Problem 01

Rising technical complexity

New technologies are added without old ones being retired. Heating, PV, batteries and tenant electricity are hard to manage across the board.

Problem 02

Rising service charges burden tenants and owners

Gas and heat prices remain high — every kilowatt hour has to be used efficiently. Service charges rise and their share of the total rent grows.

Problem 03

High investment pressure on a limited budget

New plant technology and building refurbishment are expensive — and compete with ongoing maintenance costs. Existing installations often keep running inefficiently because the funds for a complete renewal are missing.

Efficiency gains through digitalisation

Only those who know their portfolio can improve it.

Many operators do not know exactly how their heating systems actually run. sektoreins creates transparency about consumption, runtimes and weak points — the basis for decarbonising step by step.

Monitor and check

Reduce heating costs — without construction work

Up to 20 % heating cost savings are possible through consistent monitoring and optimisation of heating curves and cycling behaviour, entirely without rebuilding. sektoreins detects irregularities, missing night setback or poor storage behaviour and readjusts automatically. This works for gas heating just as well as for district heating.

All properties, one view

Manage the portfolio — one platform, all properties

Anyone operating 10, 20 or 50 properties needs more than gut feeling. sektoreins gives every responsible person their own access with exactly the views and roles they need — alarms, status and consumption of all sites at a glance.

Optimise self-consumption

Use PV power yourself instead of feeding it in

Feeding into the grid is economically unattractive. sektoreins directs PV surpluses to the consumers that currently have capacity: heat pump, buffer storage or battery — maximising self-consumption across the portfolio.

Coordinate consumers

Energy management with tenant electricity or shared supply

Whether physical or virtual summation meter, tenant electricity or shared building supply — sektoreins measures and allocates solar power cleanly per metering point. Even with adjusted grid fees under §14a EnWG, sektoreins manages controllable consumption devices and distributes solar power efficiently.

Transparency down to the flat

Make progress visible — for your tenants

Have you already invested in technology or in digitalising your heat generation? Then communicate that progress to your tenants. sektoreins gives every tenant their own access to view heat and, if applicable, electricity consumption transparently. With tenant electricity or shared supply, current PV output and generation forecasts can be shown as well.

FAQ

Frequently asked questions

On request, tenants receive their own restricted account through which they can view their personal consumption — nothing more. Administrative rights and sensitive plant data remain entirely with the operator.

Tenant electricity and shared building supply require a specific electrical metering concept. Because that metering concept can be integrated into sektoreins, it is also possible to align and control plant operation accordingly.

There is no blanket answer to this question. The savings depend on the existing technology, the building envelope and user behaviour. The potential also depends on how much effort the operator or installer has invested so far in careful commissioning and adjustment. In practice we have observed savings of 10–30 % at our reference customers from optimising the heating system.

Accounts can be created, deactivated or reassigned at any time, with no technical effort. The consumption data is retained and can be used for the final bill.
